Extensions: materials, methods and options
The right extension depends on the house, the plot and what you want the space for. These are the main types and the decisions that shape them.
Rear extensions
The most common option for semi-detached and detached homes. A single-storey rear extension typically creates a large kitchen, dining and living space opening onto the garden.
Side-return and wrap-around extensions
Victorian and Edwardian terraces often have a narrow side passage. Infilling it, or wrapping the extension around the back and side, can transform a narrow kitchen into a wide, bright room.
Roofs and glazing
Flat roofs with roof lanterns or skylights bring light into deep plans. Pitched roofs can match the existing house. Bifold and sliding doors connect the room to the garden, but large glazed areas need heating and insulation planned carefully.
Foundations and drainage
Ground conditions, nearby trees and existing drains all affect foundations. These are checked early, because they influence cost and programme more than anything else below ground.
Heating and flooring in new space
Underfloor heating is well suited to extensions with large glazed walls. It is laid with the screed and coordinated with the flooring so the finished floor runs level into the existing house.
Residential and commercial buildings
Most of our extensions are for homes. For small commercial or mixed-use properties, access, working hours and continuity for occupiers need planning from the outset.

Do I need planning permission?
Some extensions fall under permitted development and others need planning permission. Ask us at the site visit and we will talk through what applies to your property.
Can you fit the kitchen in the new extension too?
Yes. We cover kitchens, flooring, heating and interiors as well, so the whole space can be delivered as one project.
Can we stay in the house during the build?
In many cases, yes. The early structural stages happen outside the existing walls, and the break-through into the house is planned to keep disruption short.
How much does extensions cost in Bromley?
