Overview
Property Renovation, explained
What it is
Property renovation covers houses that need work throughout: rewiring and replumbing, heating, structural repairs, new kitchens and bathrooms, plastering, flooring, joinery and decoration, and often the garden too. We plan it as one project with one programme.
Who it is for
It is for buyers who have taken on a house that needs everything doing, families renovating a long-term home, people inheriting or downsizing into an older property, landlords and developers bringing a property back to market, and anyone who wants the work done once, properly.
When you need it
Whole-house renovation makes sense when several rooms need work at the same time, when services like wiring and heating are at the end of their life, or when a property has been empty or neglected. It is often best done before you move in, while the house is empty.
Why professional help matters
On a whole-house project, the order of work is everything. Services must be replaced before walls are finished, bathrooms before ceilings below are decorated, and floors after heating is in. With dozens of tasks across many trades, someone has to own the programme. Our own project management does exactly that, so you have one point of contact for the whole property.
The cost of waiting
What happens if it is left
Repeat work and wasted money
Doing rooms one at a time, with no overall plan, often means lifting new floors or chasing out new plaster to run services later.
Hidden deterioration
Old wiring, failing pipework and damp get worse over time and can turn manageable repairs into much larger ones.
Projects that never finish
Without someone coordinating the whole house, renovations stall between trades and drag on for far longer than expected.
Lower value and appeal
A half-renovated house is harder to live in, harder to sell and harder to let than one finished to a consistent standard.
Our process
Five clear steps, one team
- 01
Step 1 – Survey the property
We walk the whole house with you, note the condition of services, structure and finishes, and talk through your priorities.
- 02
Step 2 – Plan the programme
We agree the scope and set out the sequence, room by room or floor by floor, to suit how you want to live during the works.
- 03
Step 3 – Strip-out and services
Areas are stripped back, and wiring, plumbing and heating are replaced or upgraded before anything is closed in.
- 04
Step 4 – Rebuild and finish
Plastering, kitchens, bathrooms, joinery, flooring and decoration follow in the right order across the house.
- 05
Step 5 – Walk-through and handover
We walk the finished property with you, deal with any snagging and hand back a home ready to live in.

In detail
Property Renovation: materials, methods and options
Whole-house renovations vary from a light refresh to a full strip-back. These are the elements we manage most often and how they fit together.
Rewiring and replumbing
Older properties often have wiring and pipework that no longer meets modern needs. Replacing them early, while floors and walls are open, is far cheaper than doing it after the house is decorated.
Heating upgrades
Radiators, pipework and underfloor heating are planned to suit the new layout, and coordinated with flooring and decoration.
Kitchens and bathrooms
These are usually the most service-heavy rooms and are scheduled early in the programme, so other rooms can be finished around them.
Walls, ceilings and joinery
Re-plastering, new ceilings, doors, skirting and built-in storage bring the house together once services are complete.
Period properties
Many homes around Bromley, Beckenham and Chislehurst are Victorian or Edwardian. Original features can be kept and repaired while the services and layout are brought up to date.
Rentals, sales and developments
For landlords and developers, the programme focuses on durable finishes and getting the property back to market efficiently. For owner-occupiers, it is planned around comfort and long-term living.
FAQ
Property Renovation questions, answered
Can we live in the house during a full renovation?
Sometimes. We can phase the work floor by floor or room by room, though some projects run faster and more smoothly while the house is empty. We will talk through the options with you.
How long does a whole-house renovation take?
It depends on the size of the property and the scope of work. Once the scope is agreed we set out the programme, so you know what is happening and when.
Will I have to deal with lots of different trades?
No. We manage the whole project with our own project management and a network of experienced tradespeople and specialists.
Can you include the garden?
Yes. Our roots are in garden work, and landscaping can be added to the same project.
How much does property renovation cost in Bromley?
We do not publish fixed prices, because every property and brief is different. After a visit and an agreed scope, we give you an estimate for your project. Call 07878 938265 or request an estimate to start.
Do you offer a guarantee on property renovation?
Guarantee terms are not published on this website. Ask us when we discuss your project and we will explain what applies to the work.
Do you offer emergency call-outs?
We do not advertise an emergency call-out service. We are open Monday to Friday 7:30am to 5:00pm and Saturday 7:30am to 12:00pm. Call 07878 938265 during those hours to talk to us.
Are your contractors insured?
We work with contractors who hold public liability insurance.
Which areas do you cover for property renovation?
We are based at Kimberley Business Park in Keston and work across Bromley, Biggin Hill, Orpington, Beckenham, Chislehurst, Croydon, Sevenoaks, Westerham and Oxted, and more widely across Central, East and South London, Kent, Surrey, North Sussex and East Berkshire.
How much experience do you have?
We bring more than 30 years' experience to every project, with our own project management and a network of experienced tradespeople and specialists.
How long does property renovation take from first call to finish?
The timeline depends on the size of the job and what is included. After the site visit we agree the scope and set out the order of work, so you know what happens and when before anything starts. Because one project manager sequences every trade, there are fewer gaps between stages.
What should I have ready before the site visit?
A rough idea of what you want to change, any photos or examples you like, and anything you already know about the property, such as its age, previous work or known problems. We will look at the rest with you, including access, services and the condition of walls and floors.
